How Our Rent Collection System Works
- Set the rules right. We confirm due dates, grace periods, and late fees in the lease. For cities with rent rules (like San José), we follow local law.
- Invite tenants to the portal. We enroll residents so they can pay by ACH, debit, or credit. Most choose AutoPay so payments are hands-off.
- Send reminders. We send a friendly “rent is coming up” note, then a confirmation when paid.
- Track every dollar. Your ledger updates live. You can see who paid, how much, and when.

When do I get paid?
We pay owners on or about the 10th of each month and upload a statement to your portal.
What if a tenant’s payment fails?
We notify the resident, help them fix the issue, and apply late fees if required by the lease. If payment still doesn’t arrive, we issue the proper notice and continue the legal process as needed.
Can tenants pay in cash?
We recommend ACH or card in the portal. If a resident must use a different method, we’ll guide them so the payment is traceable and on time.
Is my San José apartment rent-controlled?
Some buildings are covered by the city’s rules. We can help check coverage and follow the proper steps.
