Zapien Property Team is a boutique, full-service San Jose property management company focused on one thing: helping rental property owners protect their assets, grow their income, and stop stressing about day-to-day management.

From our office on Lincoln Avenue in San Jose, we manage around 180 rental units across more than 20 Silicon Valley cities, including San Jose, Sunnyvale, Santa Clara, Mountain View, Milpitas, Palo Alto, Campbell, Cupertino, Los Gatos, Morgan Hill, Gilroy, Saratoga, Los Altos, Los Altos Hills, and more. Our portfolio is intentionally focused on single-family homes, condos, townhomes, duplexes, triplexes, and fourplexes—the same types of properties most local owners actually hold.

We aren’t a giant, corporate property management brand. We’re a small, specialized team that spends every day in the neighborhoods we serve: Willow Glen, Cambrian, Almaden, Evergreen, Berryessa, Downtown San Jose, Rose Garden, North San Jose, and the surrounding communities that make up Santa Clara County.

  • Prime Management – Our highest level of service for higher-value or more complex rentals, with enhanced documentation (professional photos, videos), more in-depth reporting, and additional included services.

Across all tiers, owners get the same foundation: leasing, rent collection, compliance support, tenant communication, accounting & 1099s, make-ready coordination, utilities, keys/lockbox handling, eviction administration, and rent-increase implementation.

We also offer stand-alone services—like tenant placement only, rent analysis, screening, lease drafting, make-ready coordination, and software setup—for owners who want to stay more hands-on but need professional help in specific areas.


Vendor Network & Maintenance Management

A property management company is only as good as its vendors. Over time, we’ve built a network of 30+ active vendor partners, many of whom we’ve worked with for five years or more.

On a typical month we handle:

  • Job values ranging from about $150–$1,500+
  • An average completion time of about 6 days from assignment to wrap-up

We require insurance and licensing from our vendors and negotiate discounts that are passed through to owners when available. For emergencies, we aim for a 1–4 hour response time, and we never proceed on larger jobs without owner approval.
