What does Full-Service San Jose Property Management Entail — What We Do for You

Neighborhoods of San Jose — What We Have Learned Through Experience

We are not a company that puts a pin in a map and says, “That is local.” We actually manage properties in each of the neighborhoods listed below. Below is the breakdown of each neighborhood that every San Jose property management client asks us about.

Willow Glen (95125) and Rose Garden (95126)

Properties in Willow Glen are typically old homes (Victorian and Craftsman Bungalows), and they are located near a walkable downtown area along Lincoln Ave. They also tend to have good school districts and high quality teachers. As such, the tenants in this area are willing to pay a premium for their housing; however, they also expect fast service and quality vendors.

Our personal experience shows that the biggest maintenance issues are often caused by old plumbing and original electrical panels found in homes located within this zip code. Every condition we find in the home at the time of move-in is documented to protect your security deposit upon move-out. Due to the fact that the Rose Garden (95126) is situated close to the Diridon Station area, and therefore also close to where many tech workers live and work, this location will continue to be a focus for both owners and investors in order to create long-term rental income.

North San Jose and Berryessa (95134, 95132, 95131)

The BART Berryessa/North San Jose station opened in 2020 which changed this area. This area now includes several major employers including; Cisco and Adobe, which are just minutes from these companies via Highways 101, 237 and 880.

Therefore, we time our rental listings in accordance with the corporate hiring cycles found in this area. One of the reasons we have been able to average 2.5 weeks to fill a vacancy across our portfolio is due to this fact. Therefore, if you have an investment property located in this area of North San Jose and Berryessa, then tenant demand for rental housing may be one of the highest in the city.

Almaden Valley and Blossom Valley (95120, 95123)

Highly rated schools, trails and accessibility to highways 85 and 87 result in longer lease terms in this part of the city. The 2.9 years of average tenant residency that we see in areas such as Almaden are largely due to the schools in the area being highly rated and landlords responding quickly to tenant requests. Large yards and pools are very common in this area and we assist all parties involved with coordinating their responsibilities.

East San Jose, Alum Rock and Little Saigon (95127, 95122)

Much of this area consists of older single-family homes and small multi-unit apartment complexes. Many of the properties in this area fall under the San Jose Apartment Rent Ordinance (ARO). As your residential property manager, we monitor your ARO status, ensure timely rent increase notifications, and provide compliant tenant communications according to the City’s regulations.
