Why do most San Jose landlords choose a local San Jose property management company?
San Jose is among the biggest cities in the country. It has nearly 1 million people, many different neighborhoods and very strict laws governing rentals in California. Because each neighborhood rents so differently, each one has its own group of potential renters, its own commuting patterns, and its own schools.
Our experience shows that renting out a home in San Jose is much more complicated than renting out a home anywhere else in the country. Rents are higher, the laws are more restrictive, and the stakes are much larger. This is why local knowledge is not an option — it is the entire game.
Zapien Property Team is Zapien Property Team, a San Jose property management company licensed by the State of California (License DRE# 02202568). What does Full-Service San Jose Property Management Entail — What We Do for You
The benefits of good San Jose rental property management include no longer being called back in the middle of the night because of some issue with your property. The benefits also include knowing that your rent will be paid on the 10th day of every month. In addition, your lease will be drafted in accordance with AB 1482 and other state and local regulations, if necessary.
As your property manager, we will handle the following:
- Setting your rent: 3 comps, a clearly defined rent range, and estimated days until leased when we first begin to market your rental.
- Marketing your rental: We will use MLS, Zillow, HotPads and Trulia to show your rental property with professional photos and compelling listing descriptions.
- Screening applicants: We will run background checks on all applicants including credit checks, criminal checks, eviction histories, income verification, and prior rental history checks.
- Drafting your lease: We draft state compliant leases with all the California addendums that are required. We sign 100% digitally.
- Collecting rent from your tenants: We accept ACH, debit, credit cards, and checks. 99% of all our tenants pay their rent electronically.
- Maintenance and repair of your property: We have 38 vendors that we have used before to maintain and repair properties in the area. We respond to emergencies within 1-4 hours and average a response time of less than 24 hours for all other repairs.
- Compliance with rent control ordinances: For every unit we manage, we track the ARO and AB 1482.
- Coordinating evictions: If we need to initiate an eviction action against a tenant, we will complete all pre-attorney paperwork and provide a timeline and introduce you to an attorney, if needed.
- Access to your owner’s portal: Your owner portal allows you to view your account information 24 hours per day through the Buildium property management software and see your monthly statements, invoices and documents.

Neighborhoods of San Jose — What We Have Learned Through Experience
We are not a company that puts a pin in a map and says, “That is local.” We actually manage properties in each of the neighborhoods listed below. Below is the breakdown of each neighborhood that every San Jose property management client asks us about.
Willow Glen (95125) and Rose Garden (95126)
Properties in Willow Glen are typically old homes (Victorian and Craftsman Bungalows), and they are located near a walkable downtown area along Lincoln Ave. They also tend to have good school districts and high quality teachers. As such, the tenants in this area are willing to pay a premium for their housing; however, they also expect fast service and quality vendors.
Our personal experience shows that the biggest maintenance issues are often caused by old plumbing and original electrical panels found in homes located within this zip code. Every condition we find in the home at the time of move-in is documented to protect your security deposit upon move-out. Due to the fact that the Rose Garden (95126) is situated close to the Diridon Station area, and therefore also close to where many tech workers live and work, this location will continue to be a focus for both owners and investors in order to create long-term rental income.
North San Jose and Berryessa (95134, 95132, 95131)
The BART Berryessa/North San Jose station opened in 2020 which changed this area. This area now includes several major employers including; Cisco and Adobe, which are just minutes from these companies via Highways 101, 237 and 880.
Therefore, we time our rental listings in accordance with the corporate hiring cycles found in this area. One of the reasons we have been able to average 2.5 weeks to fill a vacancy across our portfolio is due to this fact. Therefore, if you have an investment property located in this area of North San Jose and Berryessa, then tenant demand for rental housing may be one of the highest in the city.
Almaden Valley and Blossom Valley (95120, 95123)
Highly rated schools, trails and accessibility to highways 85 and 87 result in longer lease terms in this part of the city. The 2.9 years of average tenant residency that we see in areas such as Almaden are largely due to the schools in the area being highly rated and landlords responding quickly to tenant requests. Large yards and pools are very common in this area and we assist all parties involved with coordinating their responsibilities.
East San Jose, Alum Rock and Little Saigon (95127, 95122)
Much of this area consists of older single-family homes and small multi-unit apartment complexes. Many of the properties in this area fall under the San Jose Apartment Rent Ordinance (ARO). As your residential property manager, we monitor your ARO status, ensure timely rent increase notifications, and provide compliant tenant communications according to the City’s regulations.
Providing the incorrect notice — or providing the correct notice but at the wrong time — can potentially result in a financial loss of thousands of dollars. We have seen self-managed owners suffer the same consequences. You don’t have to either.
San Jose Rent Laws — Plain English
San Jose has some of the most complicated and layered rental management laws in California. Below is what every owner should know prior to increasing rents or providing tenants a written notice.
| Law | Who It Applies To | Rent Increase Limitation | Key Requirements / Notes |
|---|---|---|---|
| San Jose ARO | All pre-1979 buildings with three or more units in San Jose | 5% every 12 months | Yes (TPO applies) |
| AB 1482 (CA-wide Rent Cap) | Most CA residential rentals (see exemptions) | 5% + CPI, maximum of 10% | Yes (after 12 months) |
| AB 12 (Deposit Cap) | Most CA residential rentals (eff. July 24) | N/A | Maximum Deposit = 1 Month’s Rent |
For each property we take on as a property manager, we check whether the property falls under ARO and AB 1482. We are property managers, not attorneys. If you need to ask about any legal aspects, please contact a qualified attorney.

Frequently Asked Questions About San Jose Property Management
How long does it take to find a tenant for San Jose rentals?
On average, it takes 2.5 weeks to get a vacancy filled. We list properties on multiple sites including MLS, Zillow, HotPads and Trulia with professional photographs. How quickly you get a vacancy filled will depend on how competitive the price of the rental is as well as how well prepared the property is. We help guide you through pricing your rental and preparing it for occupancy before listing it.
Will I be subject to rent control on my San Jose Rental?
You will have to check whether the property falls under San Jose’s Rent Stabilization Program (ARO). The program covers pre-1979 rental properties with three or more units. It may also apply to newer properties that are less than 15 years old, depending on how many units are in the building and what type of units they are (e.g., apartments vs. houses). AB 1482 may protect renters in other cases as well. We determine whether the property falls under these programs before taking possession.
