Biography
Hi, I’m Angel Zapien, founder of Zapien Property Team, a San Jose–based certified property manager and REALTOR® focused on helping owners protect and grow their rental portfolios across San Jose and the greater Silicon Valley.
Today, my team and I manage around 180 rental units for owners—single-family homes, condos, townhomes, duplexes, triplexes, and fourplexes—spread across more than 20 cities, with San Jose at the center. We maintain about 99% occupancy, collect roughly $630,000 in rent every month, and keep our owner retention rate around 99%. In other words: this isn’t a side hustle or an experiment. Property management is what I do every day.
How I Got Here
Like most people in real estate, I didn’t start out managing 180 doors.
After earning my California real estate license (DRE 02202568), I went deep into education instead of just chasing the next commission. I completed additional training through the California Association of REALTORS®, and spent years under the mentorship of an experienced broker who taught me the practical side of running a property management and leasing business the right way—ethically, legally, and profitably.
Over the years I’ve:
- Hosted hundreds of open houses and showings
- Screened and evaluated thousands of rental applicants
- Worked with owners from all walks of life—accidental landlords, local homeowners, out-of-state investors, and seasoned portfolio owners
Those repetitions are what shaped the systems we use today at Zapien Property Team: how we advertise, how we screen, how we write leases, and how we protect our clients when things get messy.
Professional Standards & Certifications
I take the “professional” part of San Jose property management seriously.
- I’m a Certified Property Manager and an active REALTOR®.
- I’m a proud member of the Silicon Valley Association of REALTORS® (SILVAR), where the code of ethics and fiduciary duty to our clients aren’t just words on paper—they’re how we’re expected to operate.
- Our company is involved with professional property management organizations such as NARPM, which keeps us current on changing landlord–tenant laws, fair-housing requirements, and best practices.
These memberships and credentials aren’t about collecting logos for the website—they’re about holding ourselves to standards that protect owners and tenants in one of the most regulated states in the country.
A Property Manager Who Thinks Like an Investor
I’m not only a property manager and REALTOR®, I’m also a stock and real-estate investor myself. That perspective is baked into every rent analysis, every recommendation about upgrades, and every conversation about whether to hold, sell, or reposition a property.
My investing philosophy is simple:
Rule #1: Don’t lose money.
Rule #2: Don’t forget Rule #1.
Because of that, I’m constantly looking at cash flow, risk, and long-term return, not just “Did we fill the vacancy?” I’ve pursued advanced training in financial analysis and financial accounting through Harvard Business School Online, so when we talk about your rental we can speak in terms of numbers and strategy, not just feelings.

- 24/7 emergency response so owners and tenants aren’t left wondering what to do at 2 a.m.
Because we’re managing real homes in real neighborhoods—not giant institutional buildings—we keep our communication personal and fast. Most owner questions are answered within 1–4 hours, and we aim to respond to all non-emergency messages within 24 hours.

Although we manage properties across a wide slice of Silicon Valley (Sunnyvale, Santa Clara, Mountain View, Milpitas, Palo Alto, Los Gatos, Morgan Hill, Gilroy, Cupertino, Saratoga, Los Altos, Los Altos Hills, and more), San Jose is home base—professionally and personally.
Every day we’re working in neighborhoods like:
- Willow Glen, Cambrian, Almaden, Evergreen, and Berryessa
- Downtown, Rose Garden, and North San Jose
- Pockets around BART, Caltrain, major freeways, and key school districts
That local focus matters because property management is hyper-local. Rents, tenant profiles, and turnover trends in Downtown San Jose are very different from what you see in Evergreen or Almaden. Our day-to-day work—leasing, renewals, maintenance, and rent reviews—gives us a granular view into how each micro-market behaves so we can guide owners accordingly.
