Rental Inspections We Handle in South Bay
Good homes stay good when we look at them often. Our team checks your rental on a set schedule, so small issues do not turn into big, costly fixes. We serve owners and residents across Santa Clara County.
Types of inspections
- Move-In: We document the home on day one with photos and notes.
- Mid-Lease / Annual: A quick health check to spot leaks, safety risks, and wear.
- Drive-By / Exterior: Curbside look for trash, parking, and yard care issues.
- Pre-Renewal: We confirm condition before offering new terms.
- Move-Out: Side-by-side with the move-in record to keep security-deposit math fair.
Why inspections matter (and save you money)
- Safety: Working smoke and CO alarms, secure doors and windows, safe stairs and rails.
- Water: Early leak finds stop mold and wall damage.
- Appliances: Test basics so residents can live well and call less.
- Compliance: We follow California rental rules and fair-housing standards.
- Trust: Clear photos and notes build trust with owners and residents.
What we look for (sample checklist)
- Kitchen and baths: sinks, drains, caulk, grout, cabinets, GFCI test button
- Plumbing: under-sink lines, shut-off valves, water heater area, drip pans
- Electrical: outlet faceplates, visible hazards, tripped breakers
- Safety gear: smoke and CO alarms, fire extinguisher (if present)
- Windows & doors: locks, screens, weather-strip
- HVAC: filter size and date, thermostat operation, clear returns
- General: flooring wear, wall damage, pests, trip hazards
- Outside: gutters, downspouts, vegetation at walls, trip hazards at walks
Note: When we find something urgent (like an active leak), we act fast and keep you updated.
Simple 3-step process
- Schedule: We set a time with your resident and send reminders.
- Inspect: A trained team member visits (10–30 minutes for most homes).
- Report: You get a photo-rich PDF and next-step plan in your Owner Portal.
Pricing & what’s included
Need inspections as a one-off? We offer Standalone Property Inspections (move-in only) for $299.99 each with a PDF report and photos, to help protect you against tenants upon move-out. Move-out inspections are not included in this pricing, because tenants can last for decades at the same property, making it difficult to sell both move-in & move-out inspections as one package. Therefore, we only offer premium move-in inspections and documentation to help gather necessary proof of your property’s pre-move-in condition to help use the security-deposit when the day comes.
Included by management tier
| Tier | Inspections Included / Year | Required / Year | Owner Cost / Year ($79.99 ea) |
|---|---|---|---|
| Essential | 0 | 2 | $159.98 |
| Accelerate | 1 | 2 | $79.99 |
| Prime | 2 | 2 | $0 |
Every plan includes photo documentation at move-in and move-out. Prime adds video walkthroughs and quarterly ROI mini-reports.

FAQs
How long does an inspection take?
Most visits take 10–30 minutes for a standard home. Larger homes can take longer.
Do residents need to be home?
It helps, but it is not required if we have legal entry with notice.
Will you test every outlet and appliance?
We do a visual and functional check of common items. If we see a risk, we can send a licensed pro for deeper testing.
How do I order a standalone inspection?
Visit our website and request “Property Inspections — Standalone.” We will schedule right away.
Is this the same as a city code inspection?
No. Ours is a property-management condition check. If a city or program requires a special inspection, we can help coordinate it.
