Promise-Backed Credits (Prime plan)

Exclusions: owner-caused delays, spam/misroutes, declared outages/disasters, third-party outages, legal holds, force majeure.
How we calculate your cost
Your total cost is the monthly management fee on rent actually collected, plus any add-ons you choose. That means when the home sits empty, you’re not paying a management fee on phantom rent. Most owners prefer Accelerate or Prime because $0 maintenance markup and free placement can lower the total cost across a full year.
When you get paid
Owner payouts go out around the 10th of each month. You can log in any time to see funds, invoices, and statements in your owner portal.
South Bay service area
We manage rentals across Santa Clara County, including San Jose, Sunnyvale, Santa Clara, Mountain View, Milpitas, Palo Alto, Gilroy, Campbell, Morgan Hill, Los Gatos, Cupertino, Saratoga, Los Altos, Monte Sereno, and Los Altos Hills.
Common questions about fees
What if a repair is needed?
In Essential, we add a small coordination markup (10% of the vendor bill, with a cap). In Accelerate and Prime, there’s no markup. You also approve work over your preset limit.
Do you charge lease-up fees?
Yes—Essential uses a one-month rent leasing fee. In Accelerate and Prime, tenant placement is FREE.
Are renewals included?
Essential renewals are $299. Accelerate renewals are $199. Prime renewals are $0.
How many inspections do you do?
Two per year are required for safety and upkeep. Essential includes 0 (both at $79.99 each). Accelerate includes 1 (the second is $79.99). Prime includes 2.
Do you handle rent control and local rules?
Yes. We follow California Fair Housing and local rent rules (including San José rent stabilization where applicable). If your unit is covered, we make sure notices, timing, and limits are handled correctly.
