With full-service property management (Essentials/Accelerate/Prime)

Two safety inspections are required annually for all our management services. Free inspections included by Management-Tier are: Essential: 0/2, Accelerate: 1/2 (save $79.99/yr), Prime: 2/2 (save $159.98/yr).

Without full-service property management (Stand-alone service)

$299 for move-in inspection only, with pictures and documentation provided, which can later be used to redeem security deposit if necessary from unexpected property damage by tenants. Due to some tenants staying for years or sometimes even decades, move-out inspections are not included.

San Jose Condo Rent Rules (Simple Guide)

  • City ARO: Covers apartments (3+ units) built and occupied before Sept 7, 1979. Condos are not covered by the City’s ARO. City overview.

FAQ: Condo Property Management San Jose

Are San Jose condos rent-controlled?

Not by the City’s Apartment Rent Ordinance. That ordinance covers older apartments with 3+ units. AB 1482 may still apply unless an exemption fits. We check this for you.

Our average time to fill a vacancy is about 2.5 weeks. Season, price, and building rules can affect timing.

Do you handle HOA rules and fees?

Yes. We coordinate move-in bookings, elevator pads, deposits, and HOA addenda. We attach rules to the lease.

What if a tenant stops paying?

We act fast, follow notice rules, and keep records clean. Our eviction rate is 0.5%. We aim to solve issues early.

How do I get paid?

Owner payments go out by the 10th of every month. Track everything in the Owner Portal.
